Wedgewoods Realtor Package

Dear Real Estate Professional:

The Board of Directors of the Wedgewoods is dedicated to supporting you in selling suites on behalf of the owners in the property. We have prepared this information package to help you to understand the important rules and regulations in place at the Wedgewoods, so that your buyer is well-informed and clearly understands their obligations as a new resident.

We would like to draw your attention specifically to the section of these guidelines regarding pets. All pets must be registered with the Corporation and purchasers must receive prior written authorization from the Board of Directors for pets who will be residing in the units. Please do not allow potential buyers to assume that all pets are welcome at the Wedgewoods, as the Board of Directors may withhold its consent at any time for new pets to the property, and can remove pets from the property that are not in compliance with the Bylaws or policies.

The Wedgewoods has an on-site Property Management team, who can be reached by calling 587-439-5900. The Property Management team is available by emailing onsitesupport@wedgewoods.ca. The Wedgewoods has a volunteer Board of Directors who oversee the property (wedgewoodsboard@gmail.com).

Location of Facilities and Services

Amenities: The fitness room is located on floor 1 of Chateau 30, and is open to residents between 6:00 am and 9:00 pm daily. Residents of  Chateau 10 and Chateau 20 require fob access to Chateau 30 and these facilities. There is also a social room on the main floor adjacent to the lobby of Chateau 30 which houses seating areas and a pool table for the use of residents. The social room closes at 10pm on weekdays and at 11pm on weekends. For both the fitness room and the social room, users under the age of 16 must be accompanied by an adult.

Resident Events and Activities (REA): There is a resident volunteer committee that organizes and offers resident events and activities. Activities are listed in the resident’s social events calendar and under this link on the website.

Access to Underground Parking: Underground parking is accessed through the garage doors using a remote key fob opener, which also provides fob access to the building.

Parkade Use and Storage: Only one functioning, licensed vehicle not exceeding the maximum height of the particular parkade may occupy a stall. No vehicle shall protrude onto the common property when parked in the stall. Stalls must be cleaned and maintained by the user of the stall, including vehicular leaks. Storage of flammable substances is prohibited. Nothing will be stored within a stall, other than a vehicle, unless contained within a storage cage. Items in cages must be visible to the Fire Department. Please refer to the Parkade Use and Storage Policy on the website.

Visitor Parking: All of the surface parking at the Wedgewoods is assigned for visitors to the property, and residents are strictly prohibited from parking in the visitor parking at any time. Please refer to the Visitor Parking Policy on the website. The policy is strictly enforced to assist with visitor parking stalls being available for guests.

Garbage Disposal and Recycling: Garbage and recycling facilities are available in the garbage room located adjacent to the entrance to the parkade at Chateau 10.

Mailboxes: Mail is delivered to the mailboxes located in the lobby of each of the Chateaux. There is also a parcel delivery mailbox, and a slot for returned mail. If you have a parcel, the postal carrier will place the key to the parcel mailbox into your mailbox. Please return the key to the parcel mailbox after your use. Owners are responsible for mailbox keys and their mailbox lock.

Undisturbed Unit (forest): The Undisturbed Unit is the forested areas surrounding the Wedgewoods. It is a protected area. It should not be disturbed by human and animal traffic. Due to the area remaining in a natural state, lit cigarette butts present a grave danger to it. Do not throw lit cigarette butts off balconies into the Undisturbed Unit.

Bylaw Enforcement and Living Guidelines: Understandably, it is necessary to maintain and enforce some guidelines for neighbours living within the close proximity of each other. The Board of Directors has imposed penalties (fees) for contravention of the Bylaws and rules.

Move-Ins and Move-Outs: Please refer to the Move In/Out Request package. There is a fee for moves, payable four days in advance. The Move Manager can be reached at movemanager@wedgewoods.ca.

Noise: The Bylaws provide for every owner to enjoy their unit without disturbance from other units 24 hours per day. Excessive noise from stereos, televisions and other electronic equipment is not permitted at any time. Any appliance cannot be run past 9 pm nor before 7 am.

Pets: All pets require the prior approval of the Board of Directors before being welcomed to the Wedgewoods. Permission to have a pet in your suite may be provided subject to the following provisions:

  • A maximum of two pets are permitted in each household, only one of which may be a dog;

  • All dogs must have a behavioural assessment by a person qualified to perform such assessment, and this must accompany the pet application which shall indicate the dog’s demeanor and training to be acceptable to reside in a high density residential setting;

  • Pets must be leashed at all times while on common property, both interior and exterior;

  • Noise disturbances caused by pets will result in penalties and surcharges;

  • Dogs must be walked away from the entrances of the buildings for the purposes of eliminating waste and all dog waste must be promptly removed from the common property;

  • Fish aquariums that are less than 91 litres (20 Imperial gallons) may be permitted upon application;
  • Rodents and reptiles are not permitted as pets at the Wedgewoods.

There are pet stations located in several areas of the common property for the use of dog owners. The pet stations include receptacles for pet bags and the disposal of used bags. We encourage dog owners to purchase their own dog waste disposal bags as part of owning a dog. Please refer to the Pet Policy for further information.
